Rena is the Principal and Founder of Demographic Perspectives, LLC. A well-known researcher, evaluator, speaker and author, Rena is an expert in providing custom data and analysis for strategy, assessment, communications, and for managing change. Formerly with Yale University’s Office of Institutional Research, Rena has conducted research to inform decision-making at over 75 colleges and universities, nonprofits, and businesses. She also conducts public outreach for planning processes.
Rena specializes in designing surveys, focus groups, and other analytic tools to guide student, participant, donor and customer recruitment, retention, program planning, career services, alumni engagement, and for project evaluation.
Rena works with schools and universities to develop strategic material such as demand and masterplanning studies that are necessary for programming and planning community common spaces and student, staff, and faculty housing. Her research has guided the development of many student housing plans, including the Harvard Graduate Commons residential life program, 1,000 new graduate beds in Harvard’s Riverside and Trilogy housing, the renovation plan for Princeton’s Hibben-Magie housing, and Washington University in St. Louis’ neighborhood plan for north of Delmar Avenue. Her areas of focus include developing long-term enrollment and occupancy projections for school and university systems that need to develop long term projections, such as the Massachusetts State College Building Authority’s biennial Strategic Housing Plans,
and the Connecticut Department of Veterans Affairs. Rena is often consulted on preparing surveys and strategic material to better understand the impact of appearance and impressions of capital assets, such as the Massachusetts Division of Capital Assets Management and Maintenance’s (DCAMM) Campus Impressions Survey as part of its Facility and Campus Conditions Assessment.
Another strength includes Campus Climate Studies and Diversity Programming, both of which can help a campus identify issues related to diversity, inclusion, equity, eliminating bias, and instilling respect.
Rena teaches, speaks, and publishes regularly on incorporating data and research into planning efforts. She recently developed and co-hosted a webinar on ‘Campuses Learning from Each Other,’ and developed and moderated a plenary panel at the North Atlantic SCUP conference on ‘Campus Planning for Diverse Student Identities.’ She has taught workshops on “Data-Driven Decision-Making for Real Estate Planning” at the Association for University Real Estate Officers conference, spoken on trends in student housing and residential life at SCUP and ACUHO conferences, addressed International Student trends for NASPA, and was keynote speaker at the 2017 East Coast Conference on Faculty Housing. She has been a regular guest speaker on utilizing survey research for customer insight and strategy at both the Harvard Business School and the Yale School of Management. Her customer-oriented approach to survey research is featured in a Harvard Business School case study on survey research.
Rena holds a B.A. with distinction in Demography from the University of Illinois, an M.A. in Demography and Population Studies from Brown University and has completed doctoral preparation at the same Brown program.

Carol Shuchman joined Demographic Perspectives in 2016 as a Senior Advisor and brings a strong background in market research, institutional real estate, strategic planning and sustainability.
For the Federal Reserve Bank of New York, Carol developed its first business case and framework for environmental sustainability and implemented its sustainability program with metrics for the real estate portfolio and the Bank as a whole. She also guided a significant acquisition for the FRBNY’s real estate portfolio. For Columbia University, she managed 350,000 RSF of commercial real estate in University-owned buildings on three separate campuses, with a strong focus on neighborhood character, needs of both students and faculty, and revenue; she helped develop the urban street-front strategies for Columbia’s new Manhattanville campus. During an 18-year career with the Port Authority of New York/New Jersey, Carol had a senior management role for the agency including managing the Environmental Scanning unit for Strategic Planning and managing the large-scale retail concourse in the World Trade Center.
With Demographic Perspectives, Carol has guided the development of climate assessments and campus climate studies for non-profits and colleges using survey instruments, interviews and focus groups to ensure an emphasis on diversity, equity and inclusion. Carol specializes in
conducting rigorous stakeholder interviews to gather background information needed to develop the program assessment instruments that are necessary to best understand their populations and markets. Carol’s strength in data-driven analysis of race, ethnicity, gender, and disability allows an organization to ensure that they have the information to develop actionable outcomes to eliminate bias and instill respect.
Carol has also developed enrollment and occupancy management projections, and long-term demographic projections for the Massachusetts State College Building Authority’s biennial Strategic Plans. She has led strategic housing initiatives for numerous higher education clients, including Ithaca College, Lafayette College, and Vanderbilt University. With over 40 years’ experience in residential real estate, Susan’s experience includes management; rehabilitation; new construction; leasing; and sales in subsidized, market, and institutional residential real estate.
Susan’s more recent experience has been in creating housing policies and managing and developing graduate student and faculty housing at Harvard University. She led the expansion of graduate student housing by adding 1500 new beds from 1999 to 2008.
Susan inaugurated the Harvard University Faculty Real Estate office to support the recruitment and retention of Faculty members at the University. She developed Faculty condominiums (sold at below market prices) and instituted concierge housing services in a partnership with the Coldwell Banker Real Estate Advantage Program.
As both a local and national program, Harvard University Faculty Real Estate was able to offer various services to the annual thirty to forty Harvard senior level recruited faculty and staff, including Concierge one-on-one service, assistance in financing, location, school data for families, pre-approval mortgage process, and liaison to a Coldwell Banker Real Estate agent for a candidate tour.
Susan has developed and implemented financial and housing development models for rental housing for both graduate students and faculty, development and construction and sales of faculty condominiums, Institutional mortgage support purchases of single homes, and the funding and creation of the Harvard Faculty Real Estate department.
